Markham, Ontario s Trillium Executive Centre, managed by GWL Realty Advisors and owned by bcimc Realty Corporation, has become the 1100th building to attain BOMA BESt certification under Canada s leading program for environmental assessment and certification of existing buildings. BESt stands for Building Environmental Standards. 4 New BOMA BESt Certification Categories Nouvelles catégories de certification BOMA BESt The Building Owners and Managers Association (BOMA) of Canada s innovative environmental certification program, BOMA BESt, has recently been enhanced to incorporate three new categories. BOMA BESt, which stands for Building Environmental Standards, is Canada s leading program for environmental certification of existing commercial buildings. The three new categories of BOMA BESt include light industrial properties, enclosed shopping centres and open air retail properties such as plazas and power centres. Incorporating certification for additional categories will enable better energy and environmental performance benchmarking for these types of properties. The enhancement now enables BOMA BESt to provide a consistent and reliable method to evaluate the overall sustainability of buildings across the office, industrial and retail asset classes, said Ian M. Stewart, Chair of BOMA Canada, the national organization which serves as the voice of the commercial real estate industry. BOMA Canada worked diligently over the past year with representatives from the retail and industrial sectors to develop the new assessments for BOMA BESt certification, which are distinct from the office assessment. The new BOMA BESt certification process for retail and industrial properties is consistent with the existing program, including an online assessment, followed by a third-party on-site verification. The best practices for BOMA BESt certification are standard across all asset classes. Industrial sector buildings that achieve BOMA BESt certification will be the properties that stand out and offer their tenants greater opportunities to go green within their space. Energy benchmarking and management are important parts of the BOMA BESt assessment for these properties, which may include warehousing, light manufacturing and flex space. BOMA BESt certification identifies these buildings as ones that are managed sustainably and rewards the effort involved in obtaining tenant engagement. Similarly, retail properties certified through BOMA BESt will be the properties that also demonstrate sound environmental management, strong performance and a forward thinking team of managers. BOMA BESt certification helps shopping centres stay competitive and on track for sustainability through continual environmental improvement. In recognizing achievements in sustainability and environmentally responsible building management, BOMA BESt offers four levels of certification, each of which require that buildings meet the industry best practices established. 5 Canadian Buildings Honoured at BOMA International Awards The Building Owners and Managers Association of Canada is proud to announce the Canadian winners of the prestigious 2009 International Awards which recognize excellence in the commercial real estate industry. With seven entries in the competition, Canada fared extremely well, garnering two of the Office Building of the Year (TOBY) Awards. The awards were presented at the annual TOBY Awards Banquet on June 30th during the 2009 BOMA International Conference held in Philadelphia, Pennsylvania. The Office Building of the Year (TOBY) Awards salute the stars of the commercial real estate industry, honouring the buildings and the men and women who own and manage them that exemplify excellence in building management, operational efficiency, tenant retention, emergency planning and community impact. This awards program recognizes excellence first at the local level, then regionally and nationally, finally culminating in the international awards that are bestowed at the annual TOBY Awards Banquet. THE CANADIAN WINNERS OF THE INTERNATIONAL TOBY AWARDS WERE: The Historical Office Building of the Year Award went to Toronto College Park in Toronto, Ontario. Built in 1928, owned by Toronto College Park Ltd. (part of Great-West Life group of companies) and managed by GWL Realty Advisors, Toronto College Park was the height of elegance when it opened in The Tyndall limestone exterior façade with stone carvings and the extensive interior brass and marble décor remains a premier example of early 20th century classic commercial design. The complex consists of approximately 120,000 sq.ft. of retail space, 330,000 sq.ft. of office space and 140,000 sq.ft. of residential space. Toronto College Park is a multi-use complex located in the heart of downtown Toronto and is a Canadian architectural landmark that incorporates modern amenities with its Art Toronto College Park, Deco heritage. Winner of The Office Building of the Year (TOBY) Award, Suburban Office Park, Mid-Rise was Pearson Corporate Centre in Etobicoke, Ontario. Built in 1985, owned by Westpen Properties Ltd. and managed by Bentall LP, Pearson Corporate Centre is located near Pearson International Airport and offers easy access to major highways and is highly attractive for accessibility. Pearson Corporate Centre is home to a number of large prominent tenants, Houses over 1,300 occupants and receives more than 300 visitors a day. The Chair of BOMA Canada, Mr. Ian M. Stewart, offered his congratulations to the nominees and recipients, each of whom has already been an award winner at the local level in Canada. We are very excited for our Canadian members to see the results of their hard work paying off on the international stage, proving that Canadian companies have a place among the best of the best, he said. The best practices for BOMA BESt certification are consistent across all asset classes, and a minimum requirement for any level of certification. Best practices include an energy audit, a water audit, a recycling program, policies and programs for the management of ozone depleting substances and other hazardous materials, and tenant communication. Equivalencies for some of these practices have been developed in consideration of some of the specific challenges associated with retail and industrial properties. BOMA BESt recognizes achievements in sustainability through four levels of certification which are determined by the final overall score on the BOMA BESt assessment. All levels of certification require that buildings meet the best practices. 7 Light Industrial BOMA BESt certification for light industrial properties evaluates the sustainability of light industrial properties, which may include warehousing, light manufacturing, and flex space. This new assessment for BOMA BESt certification was developed with the input and assistance of industrial property managers. Tenant communication is especially important, given that tenants are typically individually metered for their energy consumption, and are responsible for the majority of energy use on the property. The direct changes that a landlord can make can be limited, but the opportunity to have a positive impact through communications and training is tremendous. The BOMA BESt assessments for certification of industrial properties rewards the hard work involved to obtain tenant engagement and make a property more sustainable. Energy benchmarking and management are also important parts of the BOMA BESt assessment leading to certification. Applicants can input 12 months of energy consumption information, and a review of energy management rewards auditing and planning for improvements and retrofits, preventative maintenance programs and ongoing monitoring of energy use. BOMA has worked with the retail sector for over a year to develop these new assessments for BOMA BESt certification, which are distinct from the office assessment. Two separate retail assessments have been developed for the BOMA BESt certification program one to address enclosed shopping centres, and a second to address open air retail properties such as retail plazas and power centres. For retail properties, tenant communication and training is particularly important. A retail centre is a community in itself, and one where the owner or manager does not have the direct control of some aspects, such as energy and water use, or participation in waste and recycling programs. The landlord and tenants must work together to truly make a retail property green. As such, the BOMA BESt assessments for retail properties reward the hard work involved to obtain tenant engagement and make a property more sustainable. Energy benchmarking and management are also important parts of the BOMA BESt assessment leading to certification. Applicants input 12 months of energy consumption information, and the programs allow users with various HVAC configurations to easily enter their information whether the property is bulk-metered, tenants are sub-metered or some combination of the two. A review of energy management rewards auditing and planning for improvements and retrofits, preventative maintenance programs and ongoing monitoring of energy use. Management of the outdoor space including parking lots and landscaping is also important for retail properties. Environmental considerations include management of storm water runoff, placement of snow piles and substances used for snow and ice control. Retail properties certified to BOMA BESt will be the properties that demonstrate sound environmental management and a forward thinking team.
