Description of Site and Surroundings: The site is presently vacant and surrounded by the following: - to the north are existing townhouses; - to the south is the future Transit Corridor and beyond the corridor is existing residential; - to the east is vacant land that is to be developed for a combination of residential and commercial uses. - to the west is Brian Good Avenue and the OC Transpo Riverview Park and Ride Facility. Purpose of Site Plan Control Proposal: The application is to permit a residential develoment on full municipal service for 43 three storey townhouse units in 8 buildings. There is one private street proposed. Proposal Details: Two buildings consisting of eight units will front onto Nutting Crescent. The remaining 35 units located in six buildings will front onto the internal private street. The townhouse units are ground-oriented. Each unit has a garage and a driveway for residential and visitor parking. The private street will also serve as a fire route and there is no parking on this street. There are 9 additional visitor parking spaces being provided on site. Companion Proposals/Applications: N/A

Objet de la proposition du plan d implantation La demande vise à obtenir l'autorisation de construire un aménagement résidentiel pourvu de services municipaux complets et comprenant 43 habitations en rangée de trois étages réparties dans 8 bâtiments. Une rue privée est également proposée. Détails de la proposition Deux bâtiments comprenant huit unités donneront sur le croissant Nutting. Les 35 unités restantes seront réparties dans six bâtiments qui donneront sur la rue privée interne. Les unités en rangée auront des entrées privées et disposeront d'un garage et d'une entrée de cour pour le stationnement des résidents et des visiteurs. La rue privée servira également d'itinéraire de pompiers et le stationnement y sera interdit. Neuf places de stationnement additionnelles pour les visiteurs seront fournies sur l'emplacement.
