9 Property Services Building on our Strengths All over the world, RBS Group works to provide great services to 40 millions of customers. In Property Services, we provide and maintain buildings and working spaces that allow us to interact with our customers effectively, and work productively with our colleagues. Our role is to help our internal customers get the most from their working environment. We work hand-in-hand with the divisions and different businesses to buy, sell, lease, maintain and service around 5,300 properties across the globe. Managing this property portfolio is exciting and requires people with a huge variety of skills. Our experts talk to our customers across the Group to ensure each property and office space is just right for the different types of work we do. Property Services provide solutions to meet our internal customer individual challenges and objectives. Our solutions are vital to our customers and the Group: providing a more productive working environment; moving to a new location or updating an existing one; supplying the facilities that support a day to day operation; understanding and analysing the cities and countries we operate in.

11 Property Services Building on our Strengths Service Framework Model Divisional & Regional Engagement Weact as the interface between the different RBS Divisions and the countries we operate in, and the services Property Services provide Our Managers look after each Division to make sure their property needs are being met; liaising with specialists and understanding who in Property Services is the best expert to bring in to the team, and securing resource where needed There were 245 Business cases in 2009, worth 755 million Advise Portfolio Strategy Our team is responsible for developing the global office portfolio strategy to ensure we get the most from our portfolio of properties. These plans are developed on a country, city and business basis and allow us to match future people demands and business changes with opportunities in the property portfolio. We ensure we make optimal use of our work places in line with the wider business need having the right number of buildings, amount of space, number of desks and facilities, whilst reducing our environmental footprint We occupy buildings, covering 3.67 millions m² in over 50 countries, accommodating employees Real Estate Management We provide professional property services to the Group. Group buildings or properties are assets that we own and generate value for the Group. It is important that these are managed to make the most of them and generate the most value for our different businesses and the Group as whole. We also manage all commercial relationships so that businesses are not impacted by the day to day issues that arise from owning or leasing commercial property The annual cost of running the portfolio is 1.9 billion. The group has aver property leases or freehold interests worldwide. The extent of the portfolio is equivalent to more than 500 soccer pitches

12 Property Services Building on our Strengths Service Framework Model Health and Safety Our Health & Safety standards provide a safe working environment for all our employees. They help to minimise work related injuries and incidents of health, and promote the safety, health and wellbeing of everyone. The team in property services make sure these H&S standards are in place and being followed across the Group s. Our systems ensure that our property managers have the necessary information and support to follow the standards within their building In 2009 we put 3000 staff through face to face fire marshal training. Operate Property Managers Our Property Managers are the feet on the ground in our buildings. They are the link between the technical teams and suppliers management teams and the thousands of employees and suppliers working across our properties All our larger offices and campus style buildings have dedicated Property managers who own and understand that Building, its infrastructure and the suppliers that make it tick. They work alongside the businesses and stakeholders within the building, making sure their working space meets their needs Our Property Managers are responsible for 5300 properties worldwide with 3.67 millions m² of floor space. Soft Services Soft services are value-added services that are not necessary core to our businesses success, but vital to the effective day-to-day running of all the RBS Groups properties and the customer and colleague experience. We provide a whole range of services from security guards to catering, receptionists to cleaning. The majority of the services we provide go unseen or unrecognised. For example, cleaning all the Group building is a massive undertaking but one that goes relatively unnoticed, whether it is day time cleaning in large buildings or out of hours cleaning in our branches. Our vending machines dispense over 33 million hot drinks each year

13 Property Services Building on our Strengths Service Framework Model Intelligence Working It is a collaborative process bringing together Human Resources, technology and property solutions; it supports the evolving needs of our businesses and their people by providing choice in how they can work, to better reflect new technology and flexible working practices, supported by efficient, exciting and productive places for them to work. Over colleagues have adopted Intelligent Working across the Group m² of floor space has been saved so far because of Intelligent Working resulting in 10 million costs avoidance each year. Change Project Management We are responsible for managing the delivery of the Group s construction programme, supporting the objectives of each business and spanning across the globe. This includes implementing Intelligent Working proposals which are designed and tailored to fit with our many different businesses. We take full end-to-end responsibility of a property change, from receiving the work request all the way through to the handover of the new workplace once the project is complete Our new Workplace standards will deliver workplace product costing on average 30% less than the previous standards Move Management We plan and manage RBS staff moves, from a few people in one location to wholesale business relocations, such as 3500 people into London Bankside building people were moved by us in By recycling furniture to other areas, in 2009 we saved over 1 million and 450 tonnes of CO2. Furniture was also sent to Greenworks or Recycle Scotland.

These awards of Excellence in FM are intended to recognize the best of the best within the FM world and to promote the strategic value and progress of facilities management. These awards will give an invaluable worldwide recognition to recipients for their commitment and success in promoting and enhancing FM practices. The recipients of these awards will have demonstrated the value of their innovations/improvements to the community through sustainable outcomes in the FM industry. The innovations and/or improvements will have arisen from research or an initiative and will be substantiated by supporting documentation or independent verification of the outcomes of the initiative, or in the case of research, the key findings.
