5 Vide locatif - Vacancy rate Le taux de vacance est de 5,05%, en recul de 8,7% en un an. Il est en baisse régulière depuis Ce taux moyen cache néanmoins quelques disparités. Il est ainsi seulement de 1,72% au Kirchberg, de 3,27% au centre-ville et de 4,77% dans le quartier de la gare. En périphérie, il peut dépasser les 20% dans certains secteurs. 6 Stock L économie luxembourgeoise étant bien orientée, la demande de bureaux reste forte. En 2016, m² seront livrés, portant le marché à 3,9 millions de m², c est-à-dire dans la ligne de mire des 4 millions, alors qu il dépassait à peine les 2 millions en Le Kirchberg franchira dès cette année le cap du million de m² construits. 7 Quartiers - Districts Ville 76,35% du stock du marché immobilier de bureaux, soit m², sont situés à Luxembourg-Ville et répartis entre autres sur quatre centres d affaires principaux, notamment le quartier d affaires du centre-ville (CBD), le Kirchberg, le quartier de la Gare et celui de la Cloche d or. Ville-périphérie Les communes limitrophes de la ville de Luxembourg - Strassen, Bertrange et Hesperange - totalisent avec l aéroport 10,62% du stock, soit m². Périphérie 13,03% du stock, soit m² se situent essentiellement dans les zones d activités à proximité de l autoroute, soit dans la périphérie de Luxembourg- Ville ou à Belval près d Esch-sur-Alzette, la deuxième ville du Luxembourg. Le projet Belval consiste en l aménagement d un quartier mixte regroupant bureaux, logements, commerces, enseignement et culture. Periphery 13.03% of the office market (487,291 m²) is primarily located in business areas, next to the highway, on the outskirts of Luxembourg City like the Belval project in Esch-sur-Alzette, which consists of a mixed neighbourhood of offices, residential, retail, education and culture. 9 Prises en occupation - Take-up Le marché de la location de bureaux termine l année 2015 sur un niveau jamais atteint au Grand-Duché en un an : m². Ce niveau hors norme s inscrit en hausse de près de 50% par rapport à 2014, qui était déjà en progression de plus de 35% sur Il s explique par la réalisation d opérations exceptionnelles, à l image de l installation de l université à Esch-Belval, qui totalise plus de m², des locations réalisées par les institutions européennes (CE et BEI) totalisant m² et les livraisons des nouveaux sièges de Arendt et Medernach ( m²), Ernst & Young ( m²) ou la Commission de Surveillance du Secteur Financier ( m²). Au total, ce sont plus de 40 transactions qui ont porté sur des superficies supérieures à m². La fin de l année 2015 a été très dynamique, les trois derniers mois totalisant 78 transactions pour une superficie globale de m². Globalement, 263 transactions ont été enregistrées, soit environ une par jour ouvré. Géographiquement, le Kirchberg totalise 31% des prises en occupation enregistrées en 2015, devant Esch-Belval (26%) et la Cloche d Or (9%). L analyse par activité montre que le secteur de l éducation (27%) arrive en tête du fait du déménagement de l Université. Il devance les institutions européennes (20%) en raison du transfert du personnel du bâtiment Jean Monnet vers de nouveaux locaux à la Cloche d Or et des recrutements de la Banque Européenne d Investissement relatifs au plan Juncker. Le secteur financier et les banques n arrivent quant à eux qu au troisième rang pour The office space rental market ended 2015 on a previously unreached level in the Grand Duchy in a single year: 308,754 sqm. This extraordinary level was up nearly 50% on 2014, which was already up by over 35% on This can be explained by the achievement of a series of exceptional deals, such as the Esch-Belval University complex which accounts for over 79,600 sqm, rentals taken out by European institutions (EC and EIB) totalizing 62,500 sqm and the construction of new headquarters for Arendt and Medernach (16,700 sqm), Ernst & Young (15,200 sqm) and the Financial Sector Supervisory Commission (14,000 sqm). Altogether there were more than 40 transactions of floor areas greater than 1,000 sqm. The end of 2015 was very dynamic, with 78 transactions over the last three months for a total area of 85,361 sqm. Overall, 263 transactions were recorded last year, i.e approximately one for every working day. Geographically, 31% of total take-up have been recorded in Kirchberg, more than Esch-Belval (26%) and the Cloche d Or (9%). Analysis by industry shows that the Education sector (27%) is at the top, due to the moving of the University. 11 Marché de l investissement Investment market En 2015, le volume d investissements dans l immobilier de bureaux s est élevé à 1,26 milliard d euros. Pour la seconde année consécutive depuis 2008, le cap du milliard d euros est franchi. Ce très bon résultat s explique par une conjoncture économique favorable. Le taux de croissance du PIB du Grand-Duché est deux fois plus fort que la moyenne européenne. Pour cette année, l Institut National de la Statistique et des Etudes Economiques table sur une croissance de 3,4%, et une poursuite de la croissance de l emploi autour de 2,5%. L analyse des investissements réalisés montre que les deux tiers (19 sur 29) ont concerné des «standing investments». Ce résultat témoigne de l attrait de Luxembourg. En volume, le centreville concentre plus de 40% des investissements devant le Kirchberg (11%), la Cloche d Or (11%) en fort développement, l aéroport (10%) et la gare (7%). Ces différents sites dessinent l axe de développement de Luxembourg, qui concentre 70% de l immobilier de bureaux du Grand-Duché. La demande en produits d investissement y est très forte mais l offre relativement faible. In 2015 total investment in office property amounted to 1.26 billion euro. In terms of volume, more than 40% of investments were in the city centre, ahead of Kirchberg (11%), the high-growth area of Cloche d Or (11%), the airport (10%) and the station (7%). These sites represent the lines of development in Luxembourg, that contain 70% of total office spaces in the Grand Duchy. Pipeline : total amount of space to be built (with a planning permission), under construction or major refurbishment with areas changes. Prime rent : The highest value recorded for an office unit of high quality in the best location during a determined period (after elimination of abnormal statistical values). Expressed in euros/ sqm/per month excluding taxes and charges. Stock : The office stock is the sum of completed office properties whether occupied or still available. Take-up : Represents the total office space known to be let or pre-let to tenants as well as sold/pre-sold to end-users. Vacancy rate : The total amount of vacant space being offered for letting divided by the total stock of space and expressed as a percentage. Capitalisation rate : This is the ratio between potential income from a property and the property s purchase price. Page 13
